House demolition cost Brisbane: what is the typical range?

A typical full house demolition in Brisbane sits between $25,000 and $40,000. A small, easy-access timber home will usually land towards the bottom of that range. A larger home, a brick home, a house with a lot of asbestos or a tight site will land towards the top and sometimes above it.

This is a guide, not a quote. The only way to get an exact price is to have us look at the site.

What is included in a standard demolition quote?

Our demolition contracts are all-inclusive, so you are left with a clear site. A standard quote covers:

  • Demolition of the house structure
  • Removal and disposal of all waste from site
  • Removal of asbestos first, where it is found
  • A clear, cleaned-up site at the end

If you want a shed, carport or other structure left standing, just tell us and we will leave it.
Arranging abolishment of your electricity, gas and NBN is the owner’s job and is not part of our price. See our guide to arranging abolishment of services.

What changes the price of a demolition?

  • Size and type of house: a bigger house means more material to take down and haul away. Brick and double-storey homes cost more than single-storey timber.
  • Access: steep blocks, narrow driveways, overhead power lines and neighbouring buildings all slow the job down.
  • Asbestos: the amount and type found in the house changes the cost significantly.
  • Services: the owner arranges abolishment of electricity, gas and NBN before work starts. Delays here can push back your start date.
  • Slabs, footings and pools: concrete and in-ground pools add time and disposal cost.
  • Extra structures: sheds, garages, retaining walls and fences all add to the job if they need to go.
  • Council approvals: approval requirements depend on your property. See our council approvals guide.

Asbestos in older homes

If your house was built before the 1990s, there is a real chance it contains asbestos. It is commonly found in wall and ceiling sheeting, eaves, roofing and around wet areas. Asbestos has to be identified and removed safely before the rest of the house comes down. Because it is handled by licensed professionals and disposed of at approved facilities, it is one of the biggest factors in the final price. Read more in our asbestos and demolition guide. Queensland has strict rules for asbestos removal and demolition work, including when a licence is needed and how waste must be handled. The official requirements are set out on WorkSafe Queensland’s asbestos and demolition page, and we follow them on every job.

Do I need council approval to demolish a house?

In most cases, yes. Houses in character or heritage areas can have extra requirements. We can point you in the right direction, and our council approvals guide explains the process.

Should I demolish or relocate the house?

If the house is in good structural condition, relocating it can be a better option than demolishing it. Someone gets a home, and you get a clear block. Have a look at our demolition service and relocation cost calculator to compare.
